ACC approved exterior painting Tellico Village is a repaint that has to match a color you are allowed to use. Castle Painters is a Knoxville-area company. The crew schedules Village exteriors on that route. We do not keep an office in Tellico Village, and we do not pretend to approve colors. You submit the ACC package. We supply the product names, the color names, and the sheens in writing so the scope and the submittal say the same thing.

The painting is still ordinary exterior prep. An approval does not replace a wash, a scrape, or primer on bare wood. A neutral palette is common on these houses. We can help you see how a listed color reads on siding versus trim in daylight. We cannot add colors the ACC did not accept.

What ACC approved exterior painting Tellico Village covers

We walk the envelope and write the surfaces:

  • Siding condition by elevation. Chalk, peel, mildew, and open seams are noted separately. Fiber cement detail lives on the siding page. This page is the whole exterior.
  • Wood soffit and fascia. Loose coating is scraped. Bare wood is primed. Seams that have opened get caulk. Aluminum wrap is called out when the metal, not the wood, is what we are coating.
  • Window and door trim. These joints fail first. Caulk goes in the open gaps after the wood is sound, not over rot.
  • Doors and shutters if they are in the same color plan. A door is sanded and primed on its own line so it is not forgotten at the end.
  • Brick, if a small accent is included. A full masonry finish is not assumed. Damp or spalling brick is left off this scope.

The order is wash, let it dry, scrape what is loose, caulk open trim and window gaps, prime bare wood and bare soffit or fascia, then finish coats in the approved color. Sherwin-Williams is the brand we write on the estimate when we are naming a paint. The sheen on the body and the sheen on the trim are both listed. Trim usually takes the harder sheen.

If the approved color is close to the old color, we still prime every scraped spot. Those spots flash if they are finished raw. If the approved color is a real change, plan on primer plus two finish coats on the field.

What we need from you

The ACC decision, or a clear note that the existing color is being repeated and no change is pending. We will not start a color change on a verbal “it should be fine.” If the committee asks for a sample board, we can coat a board with the named product. You turn that in. We do not submit it under our name.

Tell us about any working-hour limits the property already has. We keep Castle’s own hours for the office: Mon–Fri 7 AM–8 PM, Sat 9 AM–5 PM, Sun closed. A neighborhood work window, if you have one in writing, is scheduled inside the job. It does not replace those office hours. We schedule only inside a window you already gave us.

Access, plantings against the wall, and which elevations face the worst sun are part of the walkthrough. The estimate lists them so the crew shows up for the walls that were priced in the scope, not a different set.

Warranty and the other Village pages

Completed exterior work carries a 3-year written warranty. The estimate is free and written. It has no dollar range on this page and no street address.

Substrate-level fiber cement work is fiber cement siding painting. Masonry finishes are limewash brick. Tall decks are elevated deck staining. The place to see all seven Village offers is Castle Painters in Tellico Village.

What to gather before the exterior visit

Bring the color situation as it actually stands. That might be “repeat the current color” or “here is what I am submitting.” If you are mid-review, we can still walk the walls and write prep. We should not order a finish color that might be rejected. Product names and sheens can be drafted either way. The wash, scrape, caulk, and prime do not depend on the marketing name of the color. They depend on bare wood, open joints, and chalk.

Tell us about gates, slopes, and anything that limits a ladder. Tell us if a neighbor’s planting is against your wall. Those are access notes. They are not new scenery. Doors and shutters belong in the estimate only if you want them painted. A door left unsaid becomes a different sheen by accident when someone “touches it up” with the body color.

When the work is underway, primer on soffit and fascia should be visible before the finish. We walk the elevations with you at the end. Touch-ups are marked while we can still reach them. The written warranty is the 3-year written warranty, and it covers the work we agreed to coat, not a wall we told you was too damp to paint.

ACC approved exterior painting Tellico Village from the color you submit

ACC approved exterior painting Tellico Village follows the color you submit, then wash, scrape, caulk, and prime. Castle Painters is the Knoxville-area company that also serves Tellico Village and Loudon County. We are not a separate brand, and we do not replace your approval process. Bring the colors you are allowed to use. We write those names into the scope before paint is ordered.

The prep is still the prep. A sunny wall chalks. A shaded wall mildews. Bare wood is primed. Failed caulk is cut out and replaced where the joint moves. If the wash shows soft wood, we stop and talk before the scope changes. Fiber cement and trim can share a visit and still be listed apart. Dark color on a material that cannot take the heat is a conversation before the order, even when the color is on your sheet. We will tell you the limit.

The free estimate is the walkthrough. Warranty on work we paint is 3-year written.
