Fairway-Facing Decks vs. Decks Over the Water
A deck on the back of a home along one of the Village’s golf courses — Tanasi, Toqua, or the Links at Kahite — usually gets long, uninterrupted sun on whichever side faces the fairway, which bakes out a stain’s UV protection faster than a shaded deck ever sees. A deck or dock walkway over the lake has a different problem: near-constant moisture from the water below, splash, and higher humidity that slows drying time and gives algae and mildew more opportunity to take hold in the wood grain before a coat of stain can lock it out. Boat docks and the decking that leads down to them get the harshest treatment of anything on the property — direct sun, standing water, and repeated wet-dry cycling — so we typically recommend a shorter recoat interval there than on the main house deck, even when both were stained the same year.
