Brick painting Powell TN starts with older brick on ranches and the brick lower level of a split-level. The brick has been outside for a long time. That is all we need to say about its age. We do not know, and we will not claim, where it was fired. Castle Painters looks at mortar, at moisture, and at whether a coating belongs. Paint, limewash, or leaving the brick alone are the three answers. A test patch is how we choose among them when the wall has never been coated.

Siding above the brick is a different material. We keep the line. We do not roll one into the other.

Brick painting Powell TN: mortar and moisture before color

Receded joints, cracks, and missing mortar are repointing, not paint. We flag them. A coating that bridges an empty joint fails and looks like the repair we did not do. Spalled faces, where the brick has popped, are a reason to stop on that spot. Painting the loose face glues the problem in place for one season.

Moisture is the other stop. A lower level on a damp lot, grade against the brick, a downspout at the foundation, or a wall that stays wet in the shade can push water out through the face. Coat that and the film blisters. We check. A wet wall shows itself. Shade, grade, and a downspout are enough to explain it. If the wall is wet, we say do not coat it, or we say fix the water first.

Efflorescence is wiped and read as a clue, not as dirt. If the salt returns, the wall is still moving water. Weep holes and any open head joints that are supposed to drain stay open.

Paint, limewash, or leave it

Masonry paint is for a solid color and for brick that is already painted and due for another coat. Loose old paint is scraped. The primer is the one the masonry system calls for. We do not use the trim paint left over from the fascia.

Limewash is a thinner mineral finish. More of the brick can still show. It wears and it is renewed. We say that so it is not compared to a hard enamel. It is a good conversation when you want the brick quieter without a full plastic film. It is a bad conversation over thick old paint.

Leaving it is common and correct. Sound older brick does not need us. If you like it, the estimate can say "no coating" and still have been worth the visit.

The test patch goes on a spot you can see in sun and, if the house has it, near a shaded corner, because those will not dry the same color. You look before we scale up.

The line at the siding

Split-levels and ranches with a wood upper story need a cut line, masked, so siding primer never hits the brick and brick finish never hits the wood. We can walk both on the same day and still write two scopes. The siding scope is siding painting. The trim and fascia are exterior painting.

Completed coatings we apply carry a 3-year written warranty. A wall we refused is not coated and not warranted, because it was not painted.

The brick ledge where upper wood starts is the detail we mask twice. Drips from the siding prep above, if that work is happening in the same season, will stain a fresh masonry coat. We sequence the work so the brick finish is not the surface that catches someone else's overspray. If only the brick is in this visit, the wood above is protected and left.

Chimney brick, when it is the thing you want coated, has to be reachable and the crown has to be doing its job. Paint on the stack does not stop a crack at the crown from leaking into the firebox. We will say if the leak is the real project. A short brick planter or a wing wall is fair game if it is sound and you want it in the same system as the house. It is a line on the estimate, not a throw-in, because the edges and the top take as long as a much taller section of flat wall.

Brick painting Powell TN on ranch brick and split-level walls

Brick painting Powell TN is often ranch brick or the brick under the siding on a split-level. Mortar and moisture come before color. Older mortar may be soft at the soil line where clay splash stays wet. A coating will not fix that. We probe, we look for salt, and we put a test patch on the face you will see from the yard.

Paint, limewash, or leave it are the three outcomes. Newer brick that was built to breathe often stays bare. The line where brick meets siding is masked. Siding paint does not get brushed onto the brick, and masonry paint does not get brushed onto the siding. Weep holes stay open.

We do not schedule this off a creek. We schedule it off the wall. The free estimate is the walkthrough. The written estimate names the finish and the walls that stay bare. Work we paint carries a 3-year written warranty.
