If you are pricing a paint job for a Knoxville home, you have probably seen a wide spread of numbers online. That is normal. House painting cost is not a flat sticker price—it follows the size of the home, the condition of the surfaces, how much prep we need, and whether we are working inside, outside, or both.

Below is a plain-language guide for homeowners in Knoxville and nearby East Tennessee. These are rough planning ranges, not quotes. Every house is different. The only way to get a number you can trust is a walk-through estimate on your property.
What drives the cost of painting a house
Size and layout
Square footage matters, but so does how the space is broken up. A simple ranch with open walls is usually faster than a two-story with lots of trim, hallways, and closets. Outside, tall gables, wraparound porches, and busy trim lines add time even when the footprint looks “average” on paper.
We measure and plan from what is actually on the house—not a national average pulled from a search result.
Surface condition and prep
Prep is where good paint jobs win or lose. Peeling paint, chalky siding, soft wood, old caulk, mildew, and years of pollen film all need attention before color goes on. More scraping, sanding, priming, and repairs means more labor. Skipping prep to “save money” usually costs more later when the finish fails early.
Height and access
One-story homes with clear landscaping are simpler. Two- and three-story walls, steep roofs, and tight side yards need more setup, ladders or lifts, and careful protection of roofs, gutters, and plantings. Height is one of the biggest cost drivers on Knoxville exteriors—especially in neighborhoods with older two-stories and mature trees.
Interior vs. exterior
Interior painting in Knoxville and exterior painting are different scopes. Interiors involve rooms, ceilings, trim, doors, and protecting floors and furniture. Exteriors involve washing, weather windows, masonry or siding quirks, and coatings built for sun and rain. Bundling both in one project can be efficient, but each side still gets priced on its own work.

Paint quality and system
We use Sherwin-Williams products chosen for the surface and the job—not whatever is cheapest on the shelf. Primer where it is needed, the right sheen for the room or elevation, and enough coats to cover properly all affect labor and material. A solid system lasts longer in our climate than a thin, low-grade coat.

East Tennessee and Knoxville factors that change the number
Knoxville is not a dry, mild desert climate. Humidity, pollen, and older housing stock show up in real estimates.
Humidity and moisture. Our summers are sticky. Exterior paint needs dry surfaces and the right temperature window to cure. Moisture issues around eaves, window trim, and shaded north walls often mean extra prep or spot priming.
Pollen and grime. Spring pollen coats siding and trim. A proper wash before paint is not optional cosmetics—it is part of getting adhesion that holds. Homes near busy roads or under heavy tree cover often need more cleaning time.
Older homes. Plenty of Knoxville and West Knoxville houses have layers of paint, settling cracks, wood rot at window sills, or brick that has been painted before. Historic-feeling trim and soft wood take patience. That shows up in the estimate as prep hours, not “mystery fees.”
Brick and accent work. Painted brick and brick accents are common here. Brick painting in Knoxville needs the right product and prep so moisture can still move through masonry the way it should. It is a different scope than painting lap siding alone.
Rough cost ranges (estimates, not quotes)
Online calculators love single numbers. Real Knoxville jobs do not. Use these only as ballpark planning ranges for residential work in our area. Your home may land lower or higher after we see it.
- Interior (typical single-family home, walls/ceilings/trim, good condition): often lands in a broad band from the mid thousands into the low-to-mid tens of thousands, depending on room count, ceiling height, color changes, and trim detail.
- Exterior (typical one- to two-story home, siding and trim): commonly ranges from several thousand dollars into the mid-to-high teens (and higher for large, tall, or heavy-prep homes).
- Whole-home interior + exterior: usually more than either side alone, but can be more efficient than two separate mobilizations when scheduled together.
- Smaller scopes (a few rooms, front elevation only, or touch-up-heavy projects): can sit well below full-house ranges.
Why such wide bands? Because a clean one-story ranch with light prep is not the same job as a tall two-story with peeling paint, rotten trim boards, and deep pollen staining. Anyone offering a firm price without seeing the house is guessing.
If you need a number for budgeting before you are ready to book, say so when you request an estimate. We would rather walk you through what we see than hand you a lowball that falls apart after prep starts.
What is included in a Castle Painters estimate
When our team comes out, we are not reading a script. We look at the surfaces, talk through your goals, and put the work in writing. A typical Castle estimate covers:
- Scope clarity — which rooms or elevations are included, and what is not
- Prep plan — wash, scrape, sand, caulk, prime, and repairs we can see at the visit
- Product direction — Sherwin-Williams coatings suited to interior or exterior use
- Protection — floors, landscaping, and adjacent surfaces
- Timeline expectations — weather windows for exterior work; room sequencing for interior
- Price for that scope — so you can compare apples to apples
We do not pad estimates with fake “premium packages.” If something is uncertain until we open a wall or dig into soft wood, we say so up front.
Want the process laid out for outside work? Our Knoxville exterior painting page walks through how we approach homes here. For decks and fences priced as add-ons or stand-alone projects, see deck staining in Knoxville.
How to get a useful number for your house
- Decide interior, exterior, or both—and which areas matter most this year.
- Note problem spots: peeling, mildew, soft trim, stubborn stains, or rooms that need big color changes.
- Request a free painting estimate. We come to the house.
- Compare scopes, not just bottom lines. The cheapest bid that skips prep is rarely the least expensive over five years.
