Repainting in the exact color already on file usually moves faster, but we always confirm with you what’s on record for your property before we assume.

We also keep the Blue Book’s material list in mind when we’re advising on more than just color: brick, stone, stucco, cast stone, wood, and fiber cement siding are all approved wall materials in the Village, while exposed concrete block, asphalt siding, and insulation board are not. If a repaint uncovers a material or a repair approach that falls outside those categories, we’ll flag it before we proceed rather than assuming it’s fine.

Golf Villas vs. Full Lakefront Exteriors

A good number of the Village’s golf villas and paired patio homes share a wall or a roofline with the unit next door, and in some sections exterior maintenance is coordinated through a sub-association rather than handled individually — worth confirming before you call us, since it changes who signs off on the work. Standalone lakefront and golf-course estate homes don’t have that layer, but they take more direct weather: wind off the open water on lakefront lots, and full afternoon sun on south- and west-facing walls along the fairways.
