Rear decks off the great room are close to standard on newer Hardin Valley construction, but the lots they sit on aren’t uniform — some back up to wooded greenspace near Hickory Creek Greenway or a sloped, tree-covered rear yard, while others sit on a cleared subdivision lot with wide-open sun. Those are two different decks from a staining standpoint, even when they’re the same pressure-treated pine built the same year.
Decks on Sloped, Wooded Lots
A deck shaded most of the day by tree canopy stays damp longer after rain and collects pollen, leaf litter, and organic debris in the board gaps — all of which feeds mildew and algae growth that shows up as gray or greenish blotching on the wood. Before we stain a deck like this, we do a full wash and brighten, not just a quick rinse, so the stain is going onto clean, open wood grain rather than sealing organic growth underneath a fresh coat.
Full-Sun Decks on Cleared Lots
The opposite problem shows up on decks with no canopy cover — common on newer, recently-cleared subdivision lots where the yard is open all afternoon. Direct UV exposure breaks down a clear or lightly-tinted stain much faster than it does on a shaded deck, so we lean toward a semi-transparent stain with stronger UV blockers on these and set homeowner expectations for a shorter recoat interval than the shaded deck two doors down might need.
