Real wood paneling from the Broadacres era doesn’t take paint the way drywall does. The factory finish on that paneling is often a thin varnish or vinyl coating that ordinary latex paint will bead up on or peel off of within a year if it’s applied directly. We scuff-sand the surface and use a bonding primer built for slick, non-porous substrates before any color goes on, and we fill the grooves between panels first if the homeowner wants a smooth wall look rather than the paneling’s original plank lines showing through.
Basement rec rooms in these homes also tend to run more humid than the rest of the house, which is worth flagging before painting over paneling that’s been sealed in for forty years — sometimes there’s moisture damage behind it that only shows up once you start prepping the wall.
Builder-Grade Paint in Newer Subdivisions
Homes in Belltown and Collier Ridge typically leave the builder with a flat, low-sheen paint on every wall, which shows scuffs, crayon, and cleaning marks almost immediately in hallways and mudrooms. For active households — and Powell has a lot of them, between Powell High School athletics and families with young kids — we usually recommend stepping up to a washable eggshell or satin in those high-traffic areas even if the rest of the home stays flat, since it holds up to actual wiping-down rather than just looking clean on move-in day.
