Once brick is painted, it rarely goes back to bare masonry. That is why we will tell you when limewash, a masonry stain, or leaving the brick alone is the better move, especially on older brick that needs to breathe.

Get a free estimate

Brick painting Knoxville TN: paint, limewash, German schmear, or stain

We define the finish in the written scope. "Whitewash" means different things to different painters, so we do not leave that word vague.

Masonry paint. Full, even color. It needs a breathable product and sound prep. It is the hardest to reverse.

Limewash. A soft, chalky film that soaks into the brick and wears gradually. Many homeowners want that softer change.

German schmear. Mortar wiped back so some brick still shows. The mortar film changes the face of the brick, and it is very permanent.

Masonry stain. Changes the color and keeps the brick texture. Useful when an addition does not match the older brick.

Painted brick can look even when the prep and the product are right. It can also trap water, show every mortar repair, and commit you to repainting later. At the walkthrough we talk about the wall first and the color second.

How we prepare brick

These are the brick steps. They are not wood-siding steps. We are not feathering paint edges on lap siding or caulking freeze-thaw gaps in wood trim.

Check for moisture, prior coatings, spalling, and soft mortar.

Wash and remove loose material. Deal with efflorescence, the white salt deposits, before any coating.

Repair obvious mortar problems, or coordinate with a mason when the joints are beyond a paint repair.

Use a breathable system when the wall still needs to release moisture.

Cut clean lines at trim, windows, and areas that are already painted.

If the brick is failing or stays wet, paint is not the fix. We would rather turn the job down than seal a moisture problem under a coating that will not let water out.

Brick on Knoxville houses

Knoxville has a lot of brick: mid-century ranches, brick-front two-stories, and older houses with softer brick. Full-sun walls and brick that has already been painted are the usual candidates for paint. Soft older brick with a moisture problem usually is not. We look at yours in person before we recommend a coating.

Early houses often have softer brick and mortar that may be lime-based. That wall needs to breathe, so limewash or a mineral coating is usually the safer choice, if we coat it at all. Mid-century ranches in places such as Holston Hills, West Hills, and Fountain City tend to have harder, more uniform brick that can take a breathable masonry paint. Newer brick fronts are often paired with vinyl or fiber cement, so the brick color has to work with siding you may repaint on a different schedule.

If the house is in a historic overlay, painting brick that has never been painted may need design review. Knoxville-Knox County Planning can tell you whether an overlay applies. Check before you settle on a color.

Water, height, and fireplaces

White powder on brick is salt carried out by moisture. It often traces to an overflowing gutter, a short downspout, or soil sloping toward the house. Painting over efflorescence does not stop it. The salts push the coating off. We point out the likely cause at the estimate so it can be fixed first.

Chimneys, gable ends, and two-story brick add ladder or lift work. Chimney crowns and flashing are worth a look before anything is coated. Window sills, soldier courses, and brick steps each need a decision: cut in, include, or leave.

A dark brick fireplace can dominate a room. Cleaning soot and then limewashing or painting the surround is a common interior request. We protect the hearth and floors and use a product that fits the surround. That is still masonry work on the surround.

Painted brick needs maintenance on its own schedule. Sunny south and west walls, and brick near sprinklers or downspouts, wear first. Clear gutters and water pointed away from the wall do more for the finish than another coat too soon. If you are unsure, start with a fireplace, a garden wall, or one side elevation before you commit the front of the house.

What changes the written estimate

No prices and no ranges.

Wall area and height.

Mortar repair or cleaning.

Finish: paint, limewash, schmear, or stain.

Trim, windows, and accents that need cutting in.

Whether the brick has been painted before.

Questions

Should I paint my brick?

Sometimes. We will say no when a coating would hurt the wall.

How long does painted brick last?

Prep and product matter most. Sunny south and west walls wear faster. Expect maintenance sooner than on unpainted brick. Every job we paint carries a 3-year written warranty.

Can you lighten brick without a heavy film?

Often, with limewash or a lighter pass. We will show you what to expect before we start.

Call or text 865-606-6999.

Related: exterior painting, siding painting, painting services.

Free estimate

Lines at trim and windows

Cutting brick in at a window or a painted trim board is slow work. Mortar joints telegraph a wavy line if the brush wanders. We cut to a straight edge where the brick meets wood or metal, and we keep the coating off glass, weep holes, and dryer vents. Weep holes stay open. Filling them with paint traps water in the wall, which is the failure we are trying to avoid.

A test patch on a side elevation, left to dry, shows the real color better than a wet sample. We can do that before the front of the house is committed.

Brick painting, limewashing and whitewashing in Knoxville TN.
